New Construction 'Phase' Inspections *
Your choice of one to ten individual site visits.

Cost: 1% of the contract price divided by 10 inspection phases = our fee for each inspection.

'Phase' inspections are best suited for those who are purposely building their new home (verses buying a resale) for the sake of knowing what is "behind the walls" and who wish to insure that their new home is building code compliant.

Phase Inspections are a series of inspections which take place during various phases of the construction process. Namely, the Inside-Out phase inspection is coordinated in advance with the builder and is intended to coincide with when the municipal code enforcement officer is called upon to inspect a given phase. These series of inspections help identify any potential concerns early-on and while such concerns can be addressed more readily. More often than not, new home buyers order 'finial' inspections of their new home before closing, but neglect to inspect throughout the construction process. Although a 'final' inspection is wise, it does not account for all the information which could have been obtained during construction if inspections had been performed throughout the construction process.

New Construction 'Final' Inspections *
This is a code compliant inspection performed prior to closing.

Cost: Based upon the Purchase Price of the home.

  • A minimum inspection fee of $295 for each will apply for our Electronic Report.

A 'final' inspection refers to the last inspection of a newly constructed home before one proceeds to their closing. Final inspections of newly constructed homes do evaluate the home for building code compliance to help insure that the home has been constructed in accordance to current building codes. These are visual inspections verses invasive inspections. Only municipal code officials have the authority to order changes or corrections. We, however, will provide a detailed summary of our finding so that you can discuss any building code infractions with your realtor and builder for correction. Any such infractions found are documented in the inspection report and the corresponding building code is then also referenced in the report.


First Year Warranty Inspections *
A 'warranty' inspection is a code compliant inspection performed prior to the home's first anniversary date. The term 'warranty' refers to the first year warranty which the home builder provides on the home prior to closing. The importance of this inspection is that it will help discover any problem areas before the builder's warranty expires. This way, a detailed list of any items which need addressed can be presented to the builder for resolution while the home is still under his warranty. Cost: Based upon the Purchase Price of the home.

Inspection of Resale Property for Buyers
This is the single most popular home inspection. More home buyers request this inspection prior to buying a home. In fact, most realtors encourage their clients to have this inspection to help discover any potential problems with the home before proceeding with the home purchase. Having such an inspection will help you become much better acquainted with the home and its current state of repair. Ultimately, this inspection will help you budget for any needed repairs and/or help negotiate these concerns with the home seller so that their problems do not become your problems.

Pre-Listing Evaluation for Sellers
A 'pre-listing' home evaluation is not a full fledged inspection. Instead, it is an evaluation of the property in order to help you better prepare for the sale of your home. By this, we will help you by preparing a list of items which we believe are in need of repair or which may be 'flagged' by your Buyer's inspector. In addition to such a list, we also provide a host of 'tips' which can help add charm and curb appeal to your home. Ultimately, this evaluation is intended to help you present a clean, well-maintained home and to help you rectify any areas of concern so that you can potentially negotiate a better sales price.

Cost: Flat rate price of $300 for a computer generated recommendations list and report folder.

  • Time on site is limited to 2 hours. Recommendations presented to you with in 24 hours from the time we leave the property.
  • Note: this is a visual walk-through of the property's interior and exterior. Major Systems are observed for accessibility and safety but are not inspected.


Radon, Mold and Leaded Paint Tests
Radon: We use a state-of-the-art Radon Detection Devise. This devise is engineered to detect air borne radon with in a 48 hour period. Following the test, the equipment is easily connected to a laptop printer for instant results and an instant hard copy print-out. Cost: $95.00

Mold: We collect mold samples one of two ways: For mold which is visible, we use a sterile cotton swab and plastic sleeve procedure to secure a viable sample which can be analyzed by a professional laboratory. For clients with sensitivity to air borne mold which is not visible, we apply a Petri dish sampling kit to the HVAC system. This test takes all of ten minutes to run; however, a culture must be grown in the lab for two weeks. Although this is a very accurate test, please allow 2 weeks for final Lab results. Cost: $125.00

Leaded Paint: A very low tech swab method is used on painted surfaces where leaded painted is suspected. This technique is quick and simple. The results are known on the spot. Cost: $6.00 each


Additional Inspectional Services
Inside-Out inspectors also inspect a number of other features found on residential property. These include but are not limited to: Fencing, Free Standing Walls, Retaining Walls, Play Equipment, Tool Sheds, and other out buildings, Sea Walls and Boat Docks.

* A Code Compliant Inspection
A 'code compliant' inspection is an inspection which looks for items through the home which do not meet code. Any such infractions found are documented in the inspection report and the corresponding building code is then also referenced in the report.

Only newly constructed homes (non-resale) and homes under the builder's first year warranty qualify as code compliant inspections.

One Inspection Per Day Commitment
Be our preferred client for the day. If you schedule your inspection with one of our inspectors, then he is not scheduled on any other inspections that day. Your concerns become our concerns. Our inspector will spend the day of your inspection preparing for your inspection, meeting with you, conducting the inspection and preparing a detailed report.

  • We know of no other inspection company which offers this commitment.
  • If calling other inspectors, ask if they schedule more than one inspection a day and then ask yourself if you can afford having your inspector divide his time with someone else's concerns.

Nothing Less Than 3 Hours Per Inspection

  • We take our time. We do not rush. We inspect methodically and not half hazardly.
  • Our inspectors are very thorough. They will conscientiously and methodically take the time necessary to inspect your home.
  • "Don't let us hold you up" is our mantra. Please do what you need to do. If you must go, please know that we will be busy inspecting and preparing your report. There is no rush when it comes to being thorough.

  • We look at and observe many 'things' during the course of our inspections. Our eyes scan from the ground up Inside & Out.
  • From Trees, Shrubs, Ground Covers, Walkways, Driveways, Mail Boxes, and Meters. Foundations, Siding, Stairs, Windows, Doors & Roofs to Attics, Basements, Heating, Cooling, Plumbing, and Electrical including most everything which all of these entail. We look high, we look low, we carry flash lights, tools and meters. We take samples, we measure, we take notes, and we even take pictures. To say the least, we are thorough!


Visual Inspection Of All Major Systems

  • One thing we lack is X-Ray vision. Otherwise, we will inspect that which is visible and accessible.
  • Whether a home has one or more HVAC units, Hot Water Heaters, Electrical Panels, we will inspect each and every one which is accessible and under safe conditions.
  • The same applies to Roofs, Chimneys, Fireplaces, Foundations and Kitchen Appliances.


Post-Inspection Review & Presentation

  • We prepare on average a 30 to 40 page report which identifies every item inspected.
  • Our report is bound in a handsome three ring binder which you can use to refer back to time and again.
  • All deficiencies and concerns found during the inspection are photographed and carried forward to the Inspection Summary section for a clear understanding of our findings.
  • We generally present our report to you with in 24 hours from the time we end the inspection. At which time we make ourselves available to discuss our findings with you and to answer any remaining questions you or your realtor may have.
